What we recognized

Not every overlooked house calls for a conventional rehab-and-flip. FFDI acquired 106 Oak St, Vestaburg, Pennsylvania, for $4,000. Forty-three days later, the public record shows a $30,000 seller-financed resale. Instead of requiring a traditional mortgage buyer, we found a way to structure a buyer-side financing arrangement.

The 650% gross sale-price increase is not a statement of cash collected at closing, realized net profit, or full-term investment ROI.

The twist that changed our next deal

The buyer-side note created a payment stream, but the initial deposit did not fully recover the outgoing capital. The buyer later defaulted, and the experience sharpened the way we now look at incoming deposits, ongoing note economics and documented recovery options.

That is the valuable distinction: we do not claim the original 2022 transaction followed the improved method we developed from it.
